PNC Headquarters, Washington, DC
Bohler Engineering provided site civil engineering design, surveying, and landscape architecture services for this PNC/Vornado joint venture in the development of a new 350,000 square foot, high-performance office building on the corner of 17th and H Streets, NW in Washington, DC. The building will house PNC’s new regional headquarters. The building has received LEED Platinum Level Core and Shell Certifications from the U.S. Green Building Council.
Gill Simpson Headquarters, Reisterstown, MD
Bohler Engineering is providing site civil engineering design, surveying, landscape architecture, and permit expediting services for the three building 200,000 square foot office complex in Reisterstown, MD. The project will be completed in two phases; the first phase includes the two-story, 40,000 square foot office building that will be the new headquarters for Gill Simpson, Inc. The developer expects to seek LEED Gold Certification.
MLN Corporate Headquarters, Wallingford, CT
Bohler Engineering was contracted to perform master planning, design and permitting for a 300,000 SF office campus on approximately 100 acres in Wallingford, CT. The project had unique client requirements and topographical challenges. The site is located in a delicate natural resource area; therefore, complex hydro-geologic analysis and storm drainage design were required to minimize the impact of the development on the environment. The project is seeking LEED certification.
102 Shore Drive, Worcester, MA
We were retained by GM Bergeron to design and permit a four-story, 50,000 SF office building off Interstate 190 in the Greendale area of Worcester. This site was constrained by wetlands and significant topographic relief. In addition, on-site underground detention and infiltration areas were permitted to address stormwater run-off.
Clock Tower Place, Rosewood, Maynard, MA
Bohler provided comprehensive engineering services for design and permitting for a three-story, 1,000 space parking structure at the historic Clock Tower Place Mill office complex in Maynard, MA. The uniquely shaped structure was proposed and approved to alleviate parking demands for the nearly one million square feet of flexible office space.
Toys-R-Us World Headquarters, Wayne, NJ
Bohler Engineering was retained by Toys-R-Us to assist with their master plan and prepare site development documents for their new World Headquarters in the Township of Wayne, New Jersey. Services provided to Toys-R-Us consisted of site analysis, master planning and design for the refurbishment and upgrade of existing facilities on the property, as well as the expansion of parking facilities to accommodate 2,250 employees. In addition, services included civil engineering design for a new 60,000 SF fixture lab facility with roof-deck parking and a new 600-person lecture hall and theater facility.
Refurbishing the existing facility to accommodate the extensive growth of employees, Bohler analyzed, designed and permitted revisions and upgrades to the vehicular and pedestrian circulation throughout the entire campus. In addition, Bohler designed state-of-the-art stormwater management facilities to mitigate existing run-off problems and increased impervious coverage as a result of the new buildings and parking areas. Bohler’s in-house landscape architects worked closely with the building architects, making this facility one of the premier, aesthetically pleasing campuses within the state.
Princeton South Corporate Center, Princeton, NJ
Bohler Engineering was retained by Opus in 2002 to design and procure entitlements for a 108.48 acre office complex consisting of 1 million square feet. The site offered many obstacles such as substantial wetland areas, shallow rock and groundwater in addition to being within the flight path of the Mercer County Airport across Little Ferry Road. Since the original approvals and market conditions the site was redesigned in 2007 to include mixed use components such as a hotel and restaurant pads. Bohler Engineering secured all local, county, state and federal permits for the project which included NJDEP wetland general permits, NJDOT Major Access Permit with Planning, NJDEP Treatment Works Approval and Safe Drinking Water Permit. Due to the limited entitlement timeline, all permitting was expedited and procured within a year to allow construction to start ahead of schedule. Bohler’s strategic development strategy and resources allowed the project schedule to flow seamlessly.
Campus at Greenhill, Wallingford, CT
Bohler Engineering was contracted to perform master planning, design and permitting for a 300,000 square foot office campus on 100+ acre parcel off Route I-91 in Wallingford, CT. The project had unique client requirements including a satellite parking area and “founder’s” cottage. The site is located in a delicate natural resource area and required complex hydro-geologic analysis and storm drainage design to minimize the impact of the development on the environment. Construction was completed in 2008.
Saint Vincent Hospital Medical Office, Worcester MA
Bohler Engineering was responsible for design and permitting of this 4-story, 50,000 square foot office building on Shore Drive along I-190 in Worcester, MA. The location is St. Vincent Hospital’s newest medical office. The topographically challenged site is highly visible from Route I-190 and will help fill the demand for office space in this area. We overcame natural resources permitting challenges due to close proximity to Indian Lake and a traversing stream. Both site plan and conservation approvals were obtained at the initial public hearings.
Canon USA Inc. Corporate Headquarters, Melville, NY
Canon USA, Inc. retained Bohler Engineering to provide civil engineering design services for the development of their newest corporate headquarters in Melville, NY. Located on 52 acres, the five-story, 690,000 SF facility is anticipated to be Long Island’s largest LEED certified project. Upon completion, the project proposes to reach at least a Silver standard certification. The project’s various “green” site improvements include walking paths, an innovative stormwater management system, a large interior courtyard that maximizes light, two 800-car parking garages to conserve open space and drought resistant vegetation. Two reflecting pools are strategically placed on site to collect runoff water.
Suffolk County Department of Social Services, Bay Shore, NY
Bohler Engineering provided civil engineering design services for the development of a new 34,000 SF office building for the Suffolk County Department of Social Services, located on 3.6 acres in Bay Shore, NY. Our team developed the site design with related site amenities and improvements inclusive of stormwater management systems, a stormwater pollution prevention plan, parking areas, handicap facilities, site lighting, landscaping and site signage. Bohler Engineering procured the necessary permits and approvals from the Town of Islip, Suffolk County Department of Health Services, Suffolk County Water Authority and New York State Department of Environmental Conservation.
Towamencin Corporate Center, Towamencin Township, PA
Trefoil Properties, Inc. is currently developing the northeastern 10 acres of the Towamencin Corporate Center on Sumneytown Pike and Bustard Road. This was one of the first projects designed and approved as part of Towamencin Township’s Town Center Overlay District. The design of this site integrated various town center elements including walking paths, benches, bike racks, decorative lighting, screening walls, landscaping and seating plazas and also includes a multi-level parking garage structure. The initial phase, which was completed in 2005, consisted of construction of a 3-story, 77,500 square foot office building and the use of an existing pond as stormwater management area while maintaining the pond as an attractive site element to the corporate center. The second phase consisted of a 7,000 square foot, 200 seat restaurant that was completed in 2007. The final phase consists of a 4-story, 88,500 square foot office building and is scheduled for construction in the fall of 2008.
